The bars on the windows of the buildings and homes in the surrounding neighborhood are a clear sign that the area does have a crime problem.
One which I will choose to avoid.
As I previously stated, hopefully with the impending improvement slated for the facility will come much needed investment into the surrounding neighborhood

That isn't what I asked. I've been to Pimlico literally hundreds of times and never had a single issue. It isn't like you go to Pimlico and stroll the neighborhood afterwards. Even if you did, you likely would have no problems at all. Now, you come back at 11pm, that might be a different story.

Just curious. Do you feel the parking area at Pimlico is safe and secure?
I know that Fairgrounds is not in the best of neighborhoods, but once I drive into the parking area I feel safe there.

I do. That said, many times I took public transportation and had to walk a few blocks. I never had an issue.
I've been to the Fair Grounds and felt the same. Honestly, maybe I look at things differently because of where I grew up. I just don't worry about it. Whether that is smart or not I can't say.

One thing I can say is The Maryland Stadium Authority has done a great job with every project. In Baltimore City you’re always 2 blocks from the hood or two blocks from a decent neighborhood. When they put the stadiums at Camden Yards a few sides of that tract of land wasn’t desirable. I’m sure once the track is rebuilt it’ll be desirable place to go and the surroundings will be a place to visit after leaving the track. Ever since we lost Colts football team our state government has tried to support our sports teams and the racing. 20 years ago the only way they got slots through the legislature was with the idea the casinos would be at the tracks. Of course no one wanted it in their district. When Joe DeFrancis Jr. separated the casino money from ownership of the track it took 15 years to get casinos through the legislature. Then of course they had to be built. The money that would have been there 20 years ago is finally there now.

There were 3 teams in the neighborhood. One was Sheriff Fowbels team. I doubt you no hit them. He was the Major League scout famous for signing Al Kaline for the Tigers. The other team was Elwood. I doubt it was them because that’s the guys I played with in high school and we were ranked 3rd in the state. I played with Salvation Army Boys Club. Most of those guys were from Canton. Elwood tried to get me, but the Canton guys were my friends at the time. Lol We played Monday Wednesday and Friday and I pitched just about every game. If I didn’t pitch we were 10 runned lol even when I pitched we were 10 runned 1/2 the time. We were no hit more than once. Lol think of the scene in Bad News Bears with Tatum O’Neal with her elbow in ice water. That was me.

It’s always easy to talk about how someone else should invest their time and money. I know nothing about the area around Pimlico or the track itself.
The pertinent question to me is would you be willing to invest a moderately significant amount of your savings, 401K, retirement fund, etc. in a company with a business model centered on redevelopment of the track?
The answer for me would be no.

Laurel gets three surfaces including Tapeta. Pimlico becomes a multi use facility with a 1 month meet around the Preakness. Baltimore has two very large festivals every year that’s held in Druid Hill Park. A logistical nightmare for the police. Pimlico will be a place for Afram and Artscape festivals.
They also discussed turning Pimlico’s track sideways and making Pimlico the only track. They would need to turn the track to allow enough room for 3 surfaces. The Orioles and Ravens are also getting a combined 800 million for upgrades to Camden Yards. I think part of those upgrades will be a place to hold the festivals. The money comes from taxes on slots and marijuana. Maryland legalized marijuana last election and it’s created a tax windfall.
Pimlico in the first proposal would become a year round training facility and get new barns. Horse racing is a priority in Maryland.
