State property tax raised even while home values declined.

The only thing that compels me to stay is the fact that my 90 year old mom is still with us. If she passes on before me, I have some serious thinking to do.

Any serious suggestions on affordable, conservative, relatively safe areas to relocate ?

Blue states are out.
Eventually, it won't matter. As the centralized national government grows, passes more laws and regulations and seizes more power unto itself, all states will have to tow the line...or else. The sovereignty of the individual states is already more wishful thinking than reality.
