The major virtue of the Fair Grounds is that its configuration provides an incontrovertible argument in favor of Oaklawn installing a turf course.
The Fair Grounds turf course has 814-foot turns. Only Hawthorne, at 806 feet, has tighter turns on its turf course.
If Oaklawn installs a 7-furlong turf course, its turns would be ... drum roll, please ... 825 feet - and if Oaklawn installs the same 9/10ths of a mile (7 furlongs plus 132 feet) turf course that Golden Gate Fields has (and last Saturday they ran 14 horses in the San Francisco Mile) the turns on the turf course would be 846 feet.
The bottom line is that no track is really and truly a first-class track unless it has a turf course.
