Sometimes, it is hard to figure you out: next housing boom, boom meaning next blow up or continued boom? I know that it's different in NYNY because of the easy money.

I have about a half acre with a 3200 square foot house on it. Try and revise that old saying and point some buyers my way, huh?

Just an opinion as is all financial speculation, but it is reinforced by my best friend growing up who is a real estate developer.

The housing market has not reached bottom yet. It could be as many as 2+ years away. Those of us fortunate to be in a strong cash position during the next X amount of months will have tremendous leverage if the bottom is timed correctly.

BTW-I: The so-called housing market decline is nothing more than a correction to a false market.

BTW-II: Hitting the pick-6 today for a ¼ share does not qualify me for an outhouse in The Hamptons, but I remain hopeful. ;)

yes , i agree, im not much for the typing issue. when i "thinkit" im expecting everyone to hear me.

has something to do with "who's on the receiver".

i used a 'book' for my betting on the east coast, all books took the bet in a different way, than the casinos in vegas. i had to stop and think, until a habit developed, before placing my bet.

your point is right on the money.

now, my thinking had a lot to do with 'the season' for housing.

the fact that new housing contracts show a big increase, i came accross this info, before the 16% increase was noted. Bloomberg was my provider for the early info.
and to be specific, im looking for the builders ,Toll, Pulte, Horton and etc.

i have some work ahead, before i pounce.

and , yes, land . but you have to "step-in-it" at my age.


N. Az. has been unconscious. Flagstaff and that area.
i know a guy, built a 1700 sq foot house about 3 maybe 4 years ago, has it for sale for $449,000.
dirt road, no electric, no water. comes with 12 acres.

on that property he bought 40 acres for just about $30 to $35 thousand about 5 years ago.

Just like at the racetrack, whatever the majority of people think is always wrong. When everyone is moaning about real estate prices, it is a GREAT time to buy. Being contrarian has served me well. In April 2001, I sold my stocks when everyone was laughing about how rich they were getting. I bought back in 18 months later when those same people were complaining about how much they had lost, the market would be down for 10 years and they wouldn't be able to retire. Most people just follow the herd and buy at the top then sell at the bottom when panic sets in. Don't listen to your friends (unless they are very rich), the developer next door or what you read in the paper. Instead figure out what everyone else is doing and then go the other way. Works for me.

i like the 16% increase in New housing. which happened already..

ok ok , i admit it, it's gonna depend on just when you wanna get "into the next housing Boom". maybe youd like to take your time? no?
today, that's when everyone gets in... :bang:
yesterday, (the skate).:cool: , gets in.
tomorrow, which becomes (like you say)the "next boom", is (as usual) late!;)
